IPMS Area Verification Surveys

Our Team of experienced Geospatial Surveyors integrated with the latest technology & proven processes allow us to deliver an efficient & cost-effective solution to your IPMS Area Verification Survey requirements.

Area Referencing Reports provide a schedule of areas (Area Reference Plans & Numeric Verification), which will be produced from Surveyed Data & AutoCAD Drawings. Plans will provide Visual Verification of all defined areas within a Building.

The Second Edition of the RICS Measurement incorporates the existing International Property Measurement Standards (IPMS) for Office Buildings & the latest standards for Residential Buildings.

The International Property Measurement Standards (IPMS) publication from the RICS defines & sets out how to assess the different spaces inside a Building. IPMS1, IPMS2, IPMS3 as well as the old RICS assessments of NIA, GIA & GEA can be calculated if these are preferred & are based on the RICS Guide to Measuring Practice.

IPMS Office Definitions

IPMS 1 Definition

The sum of the area of each floor level of the Building measured to the outer perimeter of external construction features & reported on a floor-by-floor basis. In many markets, but not universally, this is referred to as Gross External Area (GEA).

IPMS 2 Definition

The sum of the area of each floor level of an Office Building measured to the Internal Dominant Face & reported on a Component-by-Component basis for each floor of a Building. In many markets, but not universally, this is referred to as Gross Internal Area (GIA).

IPMS 3 Definition

The Floor Area available on an exclusive basis to an occupier, but excluding Standard Facilities & shared circulation areas, & calculated on an occupier-by-occupier or floor-by-floor basis for each Building.

IPMS Residential Definitions

IPMS 1 Residential Definition

The sum of the area of each floor level of a Building measured to the outer perimeter of external construction features, which may be reported on a component basis for each floor of a Building.

IPMS 2 Residential Definition

The sum of the area of each floor level of a Residential Building measured to the Internal Dominant Face, which may be reported on a component basis for each floor of a Building.

IPMS 3 Residential Definition

The floor area available on an exclusive basis to an occupier.

  • IPMS 3A: An External Measurement of the area in exclusive occupation – equates somewhat to GEA (Gross External Area (GEA).
  • IPMS 3B: An Internal Measurement including Internal Walls, etc. – equates somewhat to GIA (Gross Internal Area (GIA).
  • IPMS 3C: An Internal Measurement excluding Internal Walls, etc – equates somewhat to (Effective Floor Area (EFA).
