High-Rise Vertical Control Networks

Vertical Control is transferred through High-Rise Buildings/Structures using a combination of Total Station (1” Arc) & Vertical Laser/Optical Zenith Plummets. At SurveyWorx we understand the limitations of using Retro Targets (External Targets) on surrounding Buildings during the Construction Phase, and we have developed Engineering Solutions to accurately deliver these Projects.

Transferring the Zenith / Vertical Plumbing Control

We provide Site Control in Arbitrary/Local Grid or Ordnance Survey National Grid (OSGB36) to Millimetre/Sub-Millimetre accuracies, resulting in high accuracy, quality & repeatability across your Project.

Vertical Control is transferred through High-Rise Buildings/Structures using a combination of Total Station (1” Arc) & HIGH ACCURACY Vertical Laser/Optical Zenith Plummets.

Instrument: GeoFennel FLP-150 Laser Plummet (Accuracy +/- 2.5mm at 100m).

Datum & Height Transfer – Vertical Transfer

Suspended Steel Tape under Tension Method.

Level Datums are Transferred to each Level using Suspended Steel Tape under Tension. The process is repeated on different Cores, after shifting the Steel Tape, allowing readings from a different section, thereby minimising the possibility of misreading values.

Level/Height Datums are established at Finished Floor Level (FFL) +1.000m. Establishing them at FFL +1.0m ensures that they are easy to Install, readily visible and easy to use by follow on Sub-Contractors & Trades.

Datums are always referenced to Site Bench Mark, Transferred at Ground Floor Level. All Height Information is referenced from BM to ensure Settlement does not affect Datums on upper levels as the Buildings/Structures rise throughout a Project.

Weekly/Monthly Checks/Verification are carried out between the External Primary Control (BM) & Site Bench Marks to Monitor Settlement across the Project.

Setting Out Verification QA/QC

QA/QC Setting Out Verification “As Set Out” Drawings & Reports.

We deliver Setting Out Verification “As Set Out” Drawings & Reports to document & highlight that all Setting Out has been completed as per Design Specifications assuring our Clients that highly accurate & reliable Survey Data has been provided throughout their Project.

Survey Data is Post-Processed in-house through the use of dedicated Survey Mapping Software & rigorous QA/QC procedures to ensure we deliver consistent & reliable results.

At SurveyWorx we deliver Survey Control across both small & large-scale Private Development Schemes, Urban Regeneration Schemes, National Road Projects & major Construction & Engineering Works.

Control Network Frameworks can be related to an Arbitrary/Local Grid or Ordnance Survey National Grid (OSGB36) to Millimetre/Sub-Millimetre accuracies, resulting in high accuracy, quality & repeatability across your Project.

Survey Methodology / Workflow & Delivery

Using a combination of GNSS, Total Station (1”) & Precise Levelling a Control Network of permanently fixed reference points is established on Site. Primary Survey Control is established with PK/Mag Survey Nails & Survey Markers drilled/fixed into hard standing surfaces with Station Description Sheets completed for issue to Client/Final Customer.

Field Observations are Post-Processed through SCC Survey Software to apply a Least Squares Adjustment (& Scale Factor Correction if required). Adjusted Control Network Coordinates are analysed (Residuals, Standard Errors, Error Ellipses) to validate the final Control Network Coordinates.

Secondary Control Stations are established when/where required in order to capture data in areas without clear line-of-sight from Primary Control Stations. PK/Mag Survey Nails & Survey Markers are positioned appropriately to remain stable for a period of approximately 5 years & are designed to withstand damage or destruction over time.
